In the design phase, we stay close to the client's schedule; our fluency with codes and review processes lets us maximize efficiency without compromising design quality. Broad and deep project experience lets us foresee and head off future field problems, protecting the owner's budget while keeping the schedule moving. We also work closely with the contractor: a design-assist approach that brings them in early to keep information current, cutting down on unnecessary changes and conflicts in the field.

Founding Principal

Over many years of practice, Enbo believes a project's real success lies in how it is realized and delivered. Before founding Presence Architecture Office, he worked at very different kinds of firms, from a boutique studio focused on high-end residential to a global engineering and design consultancy. This solid training and broad experience give him the depth and teamwork of a large firm, while keeping the agility and flexibility of a small one. His projects cover many types: advanced manufacturing facilities for major technology companies, logistics warehousing, high-density multi-family, senior living, and highly regulated work at DFW International Airport.

Raymond Shih, AIA

Principal

With over ten years of practice in Taiwan and the United States, Raymond has worked on a wide range of project types, including residential, hospitality, commercial, educational, and religious buildings. His main expertise is high-end custom residential architecture, including large private compounds with construction budgets over $30 million. His design approach focuses on spatial proportion, aesthetics, materiality, and architectural detail.

Payman Mansouri

Payman Mansouri

Business Development Manager

Payman came to architecture from business. He studied business economics and international studies, and started his career in financial data analysis and reporting before moving to architecture. He has worked on a wide range of project types, including residential and commercial buildings, covering building extensions, interior design, conceptual development, and architectural design at various scales. His two backgrounds work together: he understands a project the way a client does, in cost and schedule terms, and also the way a designer does.

Agness Cheng

Agness Cheng

Business Development Manager

Agness is a business development professional with a multidisciplinary background in architecture, real estate, and sustainability. With a Bachelor of Architecture from Tunghai University and an MBA in real estate from SMU, she combines design knowledge with business strategy and project management experience, including managing multiple commercial real estate projects across the U.S. for Fortune 500 clients. She brings a strong understanding of client needs, project delivery, and relationship building to identify opportunities and support strategic growth.
